  • Area Median Income (AMI)

    Area Median Income, also known as “A-M-I” or sometimes referenced as Median Family Income (MFI), is the household income for the median/'middle' household in a given region.

  • BIPOC

    Defined as tenants who identify as Black or African American, American Indian or Alaska Native, AAPI (Asian, Asian India, Chinese, Filipino, Japanese, Korean, Vietnamese, Other Asian, Native Hawaiian or Other Pacific Islander) or are of Hispanic origin.

  • Economically Integrated Populations

    Housing that focused on integrating people of different incomes and abilities. This approach provides opportunities to remove dependence on Section 8, and provides opportunity for partnership with the private sector. Additionally, Economically Integrated Populations increase social cohesion and de-concentrate poverty, and can act as a buffer against voucher-related policy changes or funding shortfalls. This housing model can help gather greater community support for public housing by helping debunk stereotypes that integrated populations cannot co-exist next to each other.

  • Electricity Generated Per Year

    Electricity generated from onsite solar (PV) panels. Only includes projects in operation. For context, a modern-era Energy Star-rated fridge, uses around 350 kWh annually.

  • Gallons of Water Redirected/Yr

    Gallons of water recycled using greywater systems (ie water from laundry machines). Only includes projects in operation.

  • Housing Retention Rate

    The percentage of tenants that retain permanent housing (remain in unit or exit to other permanent housing) after 1 year. This data is updated annually and may reflect delays in the lease-up process.

  • Prevailing Wage/Davis-Bacon

    A prevailing wage is the basic hourly rate of wages and benefits paid to a number of similarly employed workers in a given geography. Subject to public proceeds that trigger wage determination.

  • Temporary Jobs Supported

    Number of Jobs Supported by Construction of Projects: Over one year of expenditures, the total number of jobs supported by the funds expended. This number only includes direct jobs - affecting those within primary company expending funds on construction, such as employees, contract employees, management and owners; architecture & engineering firms.

  • Thermal Energy Saved Per Year

    Energy saved to heat hot water at the development. Solar energy offset is from onsite solar collectors that power the building’s hot water systems and is measured in thermal kilowatt hours.

  • Total Development Cost (TDC) Per Unit

    The listed total development cost accounts for all construction, acquisition, consultant (design, construction oversight, engineering, environmental, etc.) and financing (loan interest & fees, escrow and title charges) costs as of the date of project completion. Project completion, for purposes of tracking how long a project takes, is defined as when the project is placed in service (PIS). PIS is when (temporary) certification of occupancy is given to the project. 

  • Transit Oriented Community (City of LA)

    The Transit Oriented Communities (TOC) Incentive Program encourages the construction of affordable housing near bus and train stations. Measure JJJ, passed by voters in 2016, amended the Los Angeles Municipal Code to create the TOC program, a package of new incentives for including affordable housing in residential development near public transit, encouraging denser development around transit, reducing vehicle miles traveled and thus greenhouse gas emissions. TOC has enabled the City of Los Angeles to tackle the intertwined climate (and traffic!) crisis and housing crisis through smart density and inclusionary zoning.

  • Transitional Age Youth (TAY)

    According to the Los Angeles Department of Mental Health, Transitional Age Youth are individuals aged between 16-25 that fall under priority populations and receive mental health and supportive services, as well as housing assistance.

    These priority populations include the following:

    * TAY struggling with substance abuse disorders

    * TAY who are homeless or at-risk of homelessness

    * TAY aging out of the children’s mental health, child welfare, or juvenile justice systems

    * TAY leaving long-term institutional care

    * TAY experiencing their first episode of major mental illness
