Holos Communities transformed a vacant lot in Los Angeles into King 1101 Apartments, a four-story affordable housing development offering a mix of studio, one-bedroom, and three-bedroom units for 25 formerly unhoused families and military veterans. Designed in a California contemporary style that complements the surrounding neighborhood, the building provides open, functional spaces filled with natural light and ventilation—enhancing resident comfort while reducing energy use.

As a LEED Gold Certified building, King 1101 features a unique green roof, solar water heating, bike parking, electric vehicle charging stations, gated parking and entries, on-site management and social services offices, outdoor green space, a community room, shared kitchen, and a community garden.

Located just west of Vermont Avenue in South Los Angeles, King 1101 is within walking distance of Exposition Park, giving residents access to cultural and recreational amenities such as the California Science Center, Natural History Museum, Jesse Brewer Jr. Park, the Exposition Park Rose Garden, and public transit. Nearby schools include Martin Luther King Jr. Elementary, Norman Avenue Elementary, Manual Arts Senior High School, and the University of Southern California.

The building’s ground floor includes a street-facing retail space available for lease through Holos Communities’ Small Business Resiliency Program. The program offers discounted rent and a tenant improvement loan for the selected business. Holos especially encourages applications from women- and BIPOC-owned businesses, as well as other community-serving enterprises.
