Bellamontes is an adaptive-reuse and new construction development at the site of one of the National Guard's former armories. The site will provide both permanent supportive housing and general affordable housing. Bellamontes will incorporate the former armory structure into the final project, and plans to use prefabricated wood panels and modules to reduce the site’s manufacturing carbon footprint and speed up construction.
All units will include electric, energy-efficient appliances to reduce the building’s energy and gas consumption and reduce costs for residents, as well as protect the building’s residents in the case of earthquake or other natural disasters. Solar panels on the roof of the building provide an exciting opportunity to develop a net-zero property that uses only as much energy as is produces on site. The installation of hot water heat pumps, solar, and battery storage infrastructure will reduce site emissions. Bellamontes’ window positioning will maximize each apartment’s natural light exposure and airy community spaces will encourage passive cross ventilation to reduce the space’s reliance on air conditioning. Bellamontes’ development will focus on creating a protective sound barrier from W Olympic Blvd., a main street situated in front of the property.
